The Brief

We were appointed to investigate and resolve ongoing issues relating to roof leaks and damp penetration at a residential block of flats in Hampstead, with commercial units located at ground floor level.

The client required:

  • Accurate diagnosis of water ingress and building defects
  • A robust repair strategy to address both roof failure and external fabric defects
  • Justification of works and costs to service charge consultants
  • Full management of works within a mixed-use, occupied building


Our Approach


1. Defect Diagnosis & Investigation
We undertook detailed inspections to identify the root causes of:

  • Persistent roof leaks
  • Damp penetration affecting internal areas

Our assessment confirmed the need for full roof replacement, alongside targeted external repairs to prevent further ingress.


2. Scope Development & Justification
We prepared a clear and comprehensive specification of works, including:

We produced detailed tender documentation and issued to suitable contractors to obtain competitive pricing. Following tender analysis, we advised on contractor appointment to ensure value and quality.


4. Contract Administration & Delivery
We managed the project through to completion, including:

  • Overseeing the full roof replacement
  • Monitoring external repair works (pointing and brickwork)
  • Ensuring quality and compliance with the specification
  • Managing programme and sequencing of works


5. Stakeholder Liaison
The building remained fully occupied throughout the works. We:

We maintained full commercial oversight, including:
