The Challenge

We were appointed to manage the replacement of ageing boiler plant and the upgrade of Air Handling Units (AHUs) within a fully occupied multi-tenant office building.

The key constraint was clear: the building had to remain fully operational throughout the works. Any interruption to heating or ventilation would have directly impacted tenant business continuity.


Our Solution

We developed and implemented a phased delivery strategy, replacing systems in carefully planned sections rather than undertaking a full shutdown.

Our role included:

  • Project scoping & methodology development – defining a practical, safe, and efficient approach to delivering works in a live environment
  • Stakeholder coordination – acting as the central point of contact between managing agents, tenants, and the project team
  • Tenant liaison – maintaining clear, proactive communication to minimise disruption
  • Programme management – sequencing works to ensure continuity of services at all times
  • Cost control – agreeing project costs, managing variations, and certifying completed works
  • Progress reporting – issuing regular weekly updates to all stakeholders
